Property Comparison Board

Each property is scored out of 100 across four categories, then weighted by the priorities set above. High counts three times as much as Low, and Medium twice as much.

• Price & Value — driven mostly by price per square foot, with days on market factored in lightly, since a longer listing usually means more negotiating room.
• Condition — the condition rating carries most of the weight, with year built accounting for the rest.
• Location & Schools — the school rating, scaled to 100.
• Carrying Cost — the combined monthly tax and HOA figure. Lower scores higher.

Scores are relative, not absolute. Every property is compared against the others on this board, so adding or removing one will shift the numbers. The score is a starting point for the conversation, not a verdict.
